The LGA determines which council issues the rates search, water certificate, and other property certificates needed for settlement, and which council registers the Form 2 disclosure information. An incorrect LGA on the front page can mean the wrong searches are ordered, causing delays.

Suburbs near the Gold Coast/Logan boundary (Loganholme, Beenleigh, Waterford), and the Gold Coast/Scenic Rim boundary (parts of Cedar Creek and Tamborine), are the most common mix-ups. When in doubt, confirm with a title search rather than assuming based on postcode or popular naming.

It's unlikely to void the contract outright, but it can cause practical problems — the wrong council may be approached for certificates, and Form 2 disclosure information tied to the correct LGA may need to be corrected and re-issued to the buyer before settlement. It's far easier to get it right at listing.
